Terms and conditions: Upon payment, Renter agrees to the terms and conditions below: Incorporating the foregoing recitals and considerations thereof and the mutual covenants contained herein and other good and valuable consideration, the receipt and sufficiency of which are hereby acknowledged, the Parties agree to the following terms, covenants and conditions.
1. PAYMENT SCHEDULE 100% of Rental Fees are due in full in order to make the reservation. Rental availability changes by the second. You'll have to coordinate with the owner to pay within 20 minutes of receipt of the invoice. In the event that the time period is no longer available within the 20 minutes the rental payment is received, Owner will refund the full amount to the renter. If renter waits longer than 20 minutes to pay the invoice without double checking that the week is still available, there will be a minimum $25 reimbursement fee. Owner will not make the reservation for the renter until payment in full is received. Renter will receive an invoice via Pay Pal. You can pay as a guest up to $1500 on Paypal without having to open a free Paypal account.
2. OBLIGATION OF RENTER The Renter(s) states that he/she is 21 years or older of age. The Renter(s) agree to occupy the unit during the dates stated on the contract. The Renter(s) agree not to sublet the unit. The rental rights are nontransferable. If Renter cancels their reservation, no refund will be granted. The Renter(s) agree not to exceed the maximum number of people allowed in the unit. Upon check-in at the resort, the Renter(s) agrees to show photo ID. The resort has the right to refuse the Renter(s) entry into the unit if proper ID is not provided on check-in. Renter's credit card for a security deposit will also be required at check in.
3. MUTUAL COVENANTS AND AGREEMENTS The Renter(s) shall be solely responsible for any Services and Activities for which additional fees may be charged by the resort to Renter(s). The term of this Agreement is for the period designated herein. The Renter(s) agree that it will be solely responsible for any fees charged for any stay outside of the rental term as indicated. Any fees charged for failure to vacate the unit in a timely manner will be the sole responsibility of the Renter(s).The Renter(s) may use the Property during the Rental term without interference and Subject to the terms of this Rental Agreement. If the Unit is not habitable on the day that the Rental term starts by reason of flood, fire, or storm, and a satisfactory substitute is not made available, the Rent payment will be refunded to the Renter(s) and Owner will have no further liability to Renter(s). The Renter(s) agrees that the Owner will be held harmless for any other costs or damages incurred by the Renter(s) in the event of failure of the Property to be habitable by the reasons in the above paragraph. The sole remedy to the Renter(s) will be return of the Rent payments. The Renter(s) may use the unit only in accordance with the rules and regulations of the resort in which the Property is located. Pets and smoking are not allowed. A supplemental cleaning fee will be charged for not complying with this policy. The Owner agrees that all maintenance fees and other Owner assessments will be current and the Owner will be in good standing at the resort at a date no later than 30 days prior to the Rental. The Renter(s) will pay for all telephone calls from the Property phone system, any housekeeping services for which there is an additional charge, and any other extra charges imposed by the resort for services or for the use of its facilities. The Renter(s) agrees to maintain the unit in the same condition as it is at the start of the Rental except for ordinary wear and tear. The Renter(s) will pay for all repairs, replacements and damages caused by the act or neglect of the Renter(s), the Renter(s)the Renter(s) household members or guests of the Renter(s). If requested at time of registration, Renter(s) will sign a credit card charge slip to secure payment for any such repairs, replacements or damages. The Owner is not responsible for any inconvenience or interruption of services due to repairs, improvements or for any other reason beyond the Owner's immediate control or reasonable knowledge.
All confirmations are final. It is the responsibility of the guest to contact the resort directly prior to arrival if requiring a late check in or an alternate check in day. Please note, for any late arrivals your check out date will not change. Amenities at the resort may change. Please check with the resort. Suite Deals US/Sapphire Resorts assume no responsibility or liability for such changes. Occupancy taxes and other fees (linen deposits, utility surcharges, security deposits, etc.) are required by some resorts and are the guest’s responsibility. Suite Deals US/Sapphire Resorts disclaims any responsibility or liability whatsoever for reservations cancelled due to an act of nature (hurricane, earthquake, etc.) or any circumstance beyond our control. These companies will not be responsible for any expenses incurred such as telephone costs, taxis or other expenses during transit nor attempt to arrange alternate accommodations but disclaims any obligation or liability to do so. Suite Deals US/Sapphire Resorts shall not be held liable for injury, loss or damage to persons or property for any reason. You are NOT obligated to attend any timeshare presentation.While every effort has been made to ensure that the information is correct, no responsibility or liability can be accepted by Suite Deals US/Sapphire Resorts for any loss or damage incurred as a result of relying on the information contained in your rental confirmation.
